    Barndominium Kit vs. Custom Build:
    What They Don't Tell You

You've seen the Facebook ads. "Complete barndominium kit, starting at $29,900!" Sounds incredible. Here's what you actually get, and why the math almost never adds up the way you think.

    JPN

“Every week I talk to someone who paid $30,000 for a 'complete barndominium kit' and then called me in a panic when they realized it was just bare steel columns in a field. A real shell quote covers everything from panels to windows. If the price sounds amazing, read the itemized list line by line.”

John Piazza Norton, Founder, DreamStart Building Company

    Bottom Line Upfront

That $29,900 "complete barndominium kit" is a pile of steel, not a home. Add foundation, assembly labor, insulation, windows, roofing, and interior framing and the kit costs more than a complete custom Homestead Shell. Always compare total project costs, not just material invoices.

    What a "Kit" Actually Is

In the barndominium world, the word "kit" has no regulated definition. A kit can mean anything from a full shell package to a bag of bolts and a pile of steel columns. The $29,900 "barndo kit" you saw on Instagram? It's almost certainly just a steel frame: columns, purlins, and rafters. Nothing else.

Here's what that price typically does not include:

    What Most Kits Leave Out

    • Insulation (spray foam alone on a 2,000 SF barn runs $8,000 to $15,000)
    • Windows and exterior doors ($300 to $1,200 each, plus installation)
    • Garage doors ($2,500 to $5,000 each installed)
    • Metal exterior wall cladding (often sold separately)
    • Roofing panels or metal roofing sheets
    • Interior framing for rooms, bathrooms, and mechanical chases
    • Labor to actually erect the frame (often $15,000 to $40,000 separately)
    • Concrete slab (always separate, typically $8 to $12/sq ft)
    • Permits, engineering stamps, or engineered drawings

Real example: A buyer purchases a 2,400 SF "kit" for $38,000. After insulation, windows, doors, exterior metal, assembly labor, and the slab, they've spent $187,000 before a single interior wall goes up. The kit was never cheap. It just looked cheap.

What a Homestead Shell Actually Includes

A Homestead Shell planned and documented by DreamStart is a completely different path. The local builder assembles a weather-tight, fully enclosed structure ready for interior finishing, not a pile of steel waiting to become a building.

What a DreamStart Homestead Shell Includes

    • Solid-Core SIP wall panels: structural, insulated, and finished on both sides
    • SIP or truss roof system with metal roofing
    • Metal exterior siding (no separate cladding purchase)
    • Windows and exterior doors: bought separately (your builder installs them)
    • Garage door(s): bought separately
    • Assembly by the local GC you hire
    • Engineering coordination through American Iron or VR Home Design
    • One transparent price, no surprise line items

The slab is the one thing that's always separate. Your concrete crew handles the foundation. Then your builder buys the panels directly from EPS at the price DreamStart quotes, and sets and assembles the shell. DreamStart prepares the design and written handoff documentation; the GC labor is contracted and paid directly by you. We help you find a general contractor and hold a three-way interview, then hand off a clear written plan. DreamStart does not perform or manage field construction; each owner independently selects, contracts, pays and schedules their contractors.

    The Honest Cost Comparison

For a 2,000 SF barndominium, here's what the math actually looks like:

    Line Item"Kit" PathHomestead Shell
Steel frame / SIP wall panels$28,000Included
    Roof system + metal roofing$18,000Included
    Exterior metal cladding$12,000Included
    Insulation (spray foam)$12,000Included (SIP)
    Windows + doors$14,000Bought separately
Assembly labor$32,000Included (paid to your GC)
    Engineering / drawings$6,000Included
    Concrete slab$24,000$24,000
$9,750 design package, including a Walk Your Plans visit to walk your full-size floor plan and make final changesNot included$9,750
    Total (shell + slab)~$146,000~$108,000

Estimates vary by location, site access, and current material costs. Numbers above reflect typical Missouri project ranges, including areas like Springfield, Jefferson City, and Joplin.

    Why Kits Keep Getting Sold

Kit companies aren't necessarily being dishonest. The low number just markets better. "$38,000 barndominium" gets clicked. "$108,000 complete weather-tight shell" sounds like more, even though it's genuinely less when you add up the kit path.

The buyers who get burned are the ones who sign for a kit without understanding what "complete" means in the contract. Always ask: "Is this weather-tight when you're done? What's not included?" If the salesperson hesitates, walk away.

    The Bottom Line

Kits aren't inherently bad. If you're an experienced builder who wants to source components separately and manage your own crew, a kit can work. But for most buyers, a Homestead Shell is a better deal: one point of contact, one process, no guessing.

DreamStart's calculator prices the shell from real EPS quotes: dried-in EPS shell materials, delivered, plus sales tax on those materials for where you build, a 10% materials range, plus $14,750 in DreamStart services ($9,750 design package, including a Walk Your Plans visit to walk your full-size floor plan and make final changes, and $5,000 advisory). GC labor and other construction costs are contracted separately and are not included in this estimate.

    About DreamStart

We used to build barndominiums and homestead shells with our own hands, and that experience is exactly what taught us where the real value lies: in getting the design right, planning the build carefully, and working successfully alongside local builders hired by owners. That hands-on experience helps us prepare clearer planning and handoff materials, but it does not make DreamStart the party choosing your contractor. DreamStart now operates as a pre-construction planner and design advisor, not a builder, general contractor, installer, or construction manager. We produce your custom drawings and documentation, coordinate engineering only when your county or lender requires it, and guide site-readiness and logistics. DreamStart designs the plans, organizes the steps, and quotes the EPS panel price; your local builder buys the panels directly from EPS at that price and sets them. We do not self-perform or include general-contractor labor, excavation, foundations, shell erection, utilities, or finish-out. That work is performed by your local builder and trades you retain, contract, and pay directly. We help you find a general contractor and hold a three-way interview, then hand off a clear written plan. DreamStart does not perform or manage field construction; each owner independently selects, contracts, pays and schedules their contractors. Verify the GC's qualifications, insurance, permit requirements, and lender requirements with the appropriate local authorities and your lender. The plans are yours to keep, even if you build elsewhere.
