Do I Need an Owner's Representative for My Custom Home?
TL;DR: An owner's representative works for you, not the builder: they help plan the project, check pricing and keep the job on track. On a big custom home, a full-time owner's rep can be worth it. For most rural landowners building a single-level home, you need the important parts of that help without a full-time fee: a solid design, a realistic budget, the right GC and a clear handoff. That's what DreamStart's advisory covers.
What does an owner's representative do?
An owner's rep (sometimes called an owner's agent or project advocate) sits on your side of the table. Typical tasks:
- Help you set a realistic budget and scope
- Review drawings and specs before you commit
- Find and interview builders, and compare their bids
- Review contracts and payment schedules
- Watch the schedule and change orders during construction
The key point: they represent you, not the contractor.
When is a full owner's rep worth it?
A full-service owner's rep makes the most sense when:
- The project is large and complex
- You live far from the build site
- You don't have time to manage decisions every week
- You've never built before and the budget leaves no room for mistakes
The trade-off is cost. Full owner's rep services are often billed as a percentage of construction or an hourly retainer, which adds up on a long build.
Why we can charge a lower flat fee. Most of an owner's rep's bill comes from watching a long build week after week. A solid-core SIP shell goes up much faster than a stick-built frame, so there are far fewer weeks to watch. That's why our help costs one lower flat fee, not a percentage of your build.
A lighter option for rural landowners
Most of the families we talk to own their land, know roughly what they want, and plan to do some of the work themselves or with family. They don't need someone on site every day. They need help with the decisions that are expensive to get wrong:
- A design that fits how they'll live, including one level and aging in place
- A realistic all-in budget before anyone signs
- The right GC for their project and their county
- A clear written handoff so everyone knows who does what
That's how DreamStart works:
- Design ($9,000): your custom plans, including a Walk Your Plans visit to walk your full-size floor plan and make final changes. The plans are yours to keep, no matter what.
- Advisory ($5,000 flat fee): site readiness, panel review and help finding your GC. We work with you to find the best GC for your project, and you contract with them directly.
We don't build, and we don't manage the job site. We make sure the project starts right. See how it works →
Questions to ask any owner's rep or advisor
- How are you paid, and what does that cover?
- What exactly is included, and what's extra?
- Will you help me find and interview builders?
- Do you review the contract and payment schedule?
- What happens if the project changes or stalls?
And if you're vetting builders yourself, start with our list of contractor red flags.
