What a Barndominium Quote Should Include: The Complete Checklist
A real quote is a document you can hold a builder accountable to. Here's every line that should be in it.

“The quote is the contract's foundation. If the quote doesn't have line items, the contract can't protect you either. A vague quote leads to a vague contract leads to an expensive dispute.”
John Piazza Norton — Founder, DreamStart Building Company
Bottom Line Upfront
A legitimate barndominium shell quote has nine specific elements: itemized walls, itemized roof with pitch factor, metal roofing spec, siding spec, assembly labor, engineering, exclusions list, payment draw schedule, and warranty reference. A quote missing three or more of these is incomplete — and tells you something important about the builder.
The single-page "all-in" barndominium quote is one of the most common problems I see buyers bring to me. It reads something like: "Barndominium shell, 40×60, $92,000 installed." Full stop. No line items, no exclusions list, no warranty terms, no payment schedule.
That's not a quote. It's a number on a page. It tells you almost nothing about what you're buying, and it gives you no leverage when the builder comes back with change orders. Here's what a real quote looks like.
The 9 Must-Have Items in Any Barndominium Quote
Wall panels priced per linear foot or square foot
Not a lump sum. A real price is $X per LF of wall or $X per SF of wall panel. This lets you verify the math and compare apples to apples.
Roof panels priced per square foot with pitch factor applied
A 4:12 pitch adds about 5% to roof area. A 6:12 adds about 12%. Any builder who quotes roof without accounting for pitch is guessing.
Metal roofing — separate line item
Standing seam and screw-down differ by $1.50–$3.50/SF. The roofing spec and price should be explicit, not bundled.
Exterior siding — spec and price explicit
Ribbed steel siding and board-and-batten metal cost differently. The quote should name what you're getting.
Assembly labor — separate from materials
Materials-only quotes look cheap. Assembly on a 2,400 SF shell typically runs $15,000–$30,000. If it's not in the quote, you'll pay for it separately.
Engineering — included or itemized separately
If engineering is not in the price, it must appear as a separate line item. Quotes that simply omit engineering are hiding a $3,000–$8,000 future cost.
Explicit exclusions list
A transparent builder tells you exactly what is not included: foundation, site work, windows, interior finish, HVAC, electrical, plumbing. This is as important as what's included.
Payment draw schedule
How much is due at contract signing? At materials delivery? At assembly completion? Milestone-based payments protect you from contractors who front-load deposits.
Warranty reference
The quote or accompanying documents should reference the written warranty — not just mention verbally that 'we stand behind our work.'
The Quote Red Flag: What Missing Items Mean
No assembly labor line item
The quote is materials-only. Add $15,000–$30,000 to compare fairly.
No exclusions list
The builder hasn't thought through the scope — or is hiding what's not included to win the bid.
No engineering mention
Engineering isn't included. Add $3,000–$8,000 for site-specific PE-stamped drawings.
No payment schedule
You're likely looking at a large upfront deposit with vague milestone language. Negotiate before signing.
No warranty reference
There is no warranty, or it's only verbal. Get written warranty terms before signing the contract.
Frequently Asked Questions
What should be included in a barndominium shell quote?
A legitimate shell quote should itemize: wall panels (priced per linear foot or square foot), roof panels (per square foot × pitch factor), metal roofing, exterior siding, assembly labor, and explicitly list what is excluded (foundation, windows, interior finish, site work). It should also include a payment draw schedule and reference to the warranty terms.
Should engineered drawings be included in a barndominium quote?
Engineered drawings should either be included in the shell price or itemized as a separate line item with a specific dollar amount. A quote that simply omits engineering is hiding a $3,000–$8,000 cost that you'll discover later.
What does a barndominium shell quote typically NOT include?
Shell quotes typically exclude: foundation and slab work, site prep and grading, windows and exterior doors (though openings are framed), HVAC, electrical, plumbing rough-in, interior insulation finish, drywall, flooring, and all interior finish work. A good quote explicitly lists these exclusions so there are no surprises.
About DreamStart
We used to build barndominiums and homestead shells with our own hands — and that experience is exactly what taught us where the real value lies: in getting the design right, planning the build carefully, and working successfully alongside local builders hired by owners. That hands-on experience helps us prepare clearer planning and handoff materials, but it does not make DreamStart the party choosing your contractor. DreamStart now operates as a pre-construction planner and design advisor — not a builder, general contractor, installer, or construction manager. We produce your custom drawings and documentation, coordinate engineering only when your county or lender requires it, and guide site-readiness and logistics. DreamStart designs the plans, organizes the steps, and gets the EPS panels ordered and delivered at the quoted package pricing for your local builder to set. We do not self-perform or include general-contractor labor, excavation, foundations, shell erection, utilities, or finish-out — that work is performed by your local builder and trades you retain, contract, and pay directly. We help you find a general contractor and hold a three-way interview, then hand off a clear written plan. DreamStart does not perform or manage field construction; each owner independently selects, contracts, pays and schedules their contractors. Verify the GC's qualifications, insurance, permit requirements, and lender requirements with the appropriate local authorities and your lender.
