The HERS Index:
Proving Your Home Is a
High-Performance Asset
In 2026, saying a house is "efficient" is just marketing noise. A certified HERS Index score is the Carfax that proves it, issued by someone who doesn't work for us.

A standard new home built to code scores 100. Most older Missouri resale homes score around 130, or 30% less efficient than a new house. We design DreamStart Homestead Shells to score well below 100, ahead of a brand-new code-built house; your rater sets the actual score for the finished home.
“I want these raters on every home we design. When a third-party auditor puts their seal on a DreamStart shell, it removes all the 'Trust Me' talk from the equation. A certified low score is an asset you can take to the bank when it's time to refinance or sell. It's the difference between a 'metal building' and a high-performance homestead.”
John Piazza Norton, Founder, DreamStart Building Company
A HERS rater is an independent third-party energy auditor, not a builder grading their own work. Before closing your construction loan or listing your home, a certified rater runs a blower-door test and issues your official HERS score. A certified low score is a bankable asset. Below is the curated directory of certified raters across Missouri, plus a 3-checkpoint guide for when to call them.
Missouri HERS Rater Directory
We don't grade our own homework. These are certified, independent professionals with the thermal cameras and blower-door equipment to verify every shell we design. All contacts listed are RESNET-recognized raters operating in Missouri.

When to Hire a Rater: 3 Checkpoints
Design Phase
Contact a rater early, before your concrete contractor pours the slab. They can review your SIP plans and give you a projected HERS score. This lets you make design decisions (window placement, HVAC sizing, ERV specs) while there's still time to optimize without extra cost.
Mid-Build Check
Have the rater visit after the shell is dried-in but before interior finishing begins. This is the most valuable inspection. They can verify the air-sealing at the panel joints while those joints are still accessible. Catching a gap now costs nothing; catching it after drywall is expensive.
Final Certification
Once the home is finished, the rater performs the official Blower Door Test and issues your HERS Index Certificate. This is the document you hand to your appraiser, your lender, and eventually your buyer. It's a signed, calibrated measurement, not a marketing claim.
Why a Certified Score Matters in 2026
The certificate gives an appraiser documented proof of efficiency to consider in the valuation.
Many lenders offer lower interest rates or higher borrowing power for low-HERS homes. Your low utility burden increases effective debt-to-income capacity.
Utility programs for efficient new homes change from year to year. The ones that exist usually require documentation from a certified rater.
Don't Guess. Test.
If a builder can't tell you what their HERS score target is, they aren't building a high-performance home. DreamStart coordinates to a higher standard because we aren't afraid of the data. Use this directory, hire a pro, and get the proof that your Homestead Shell is one of the most efficient structures in the Midwest.
The certificate is more than a formality. It's the document that separates a "cool-looking building" from a certified, high-performance asset with a quantifiable value premium.

About DreamStart
We used to build barndominiums and homestead shells with our own hands, and that experience is exactly what taught us where the real value lies: in getting the design right, planning the build carefully, and working successfully alongside local builders hired by owners. That hands-on experience helps us prepare clearer planning and handoff materials, but it does not make DreamStart the party choosing your contractor. DreamStart now operates as a pre-construction planner and design advisor, not a builder, general contractor, installer, or construction manager. We produce your custom drawings and documentation, coordinate engineering only when your county or lender requires it, and guide site-readiness and logistics. DreamStart designs the plans, organizes the steps, and quotes the EPS panel price; your local builder buys the panels directly from EPS at that price and sets them. We do not self-perform or include general-contractor labor, excavation, foundations, shell erection, utilities, or finish-out. That work is performed by your local builder and trades you retain, contract, and pay directly. We help you find a general contractor and hold a three-way interview, then hand off a clear written plan. DreamStart does not perform or manage field construction; each owner independently selects, contracts, pays and schedules their contractors. Verify the GC's qualifications, insurance, permit requirements, and lender requirements with the appropriate local authorities and your lender.
