Design package ($9,750)

Includes a Walk Your Plans visit to walk your full-size floor plan and make final changes. Apply to start your project.

Floor plan finalized

Review and approve your final design before engineering begins.

Engineering drawings completed

Full set of structural, architectural, and foundation drawings from American Iron or VR Home Design, engineering stamps coordinated when your county or lender requires them.

Permit application submitted (if required)

Submit to your county or municipality with complete drawing package.

3 to 6 Months Out

Permit & Land Prep

Permit approval received

County review timelines vary, plan 2 to 8 weeks for most Missouri counties with active P&Z.

Site prep crew engaged and scheduled

Book clearing, grading, and excavation contractors early. Spring crews fill up fast.

Utility connections planned and quoted

Get electric extension quotes and confirm well/septic plans during this window.

Concrete contractor selected and scheduled

Book your concrete crew at least 6 to 8 weeks out in peak spring/summer season.

4 to 8 Weeks Out

Site Prep & Slab

Site clearing and grading complete

Building pad ready, compacted, and free of organic material.

Utility rough-in under slab complete

All plumbing stubs, electrical conduit, and utility rough-ins placed before pour.

Slab poured and curing

Concrete slab poured and beginning 28-day cure period. Don't rush; a proper cure is essential.

Final SIP measurements confirmed against as-built slab

DreamStart verifies foundation dimensions against panel order before fabrication is finalized.

0 to 30 Days Out

Shell Installation

Slab is fully cured (28 days minimum)

Concrete reaches full design strength at 28 days. Don't set panels on fresh concrete.

Panel delivery staged on-site

SIP panels delivered by flatbed semi. Coordinate delivery timing with local GC crew arrival.

Wall panels erected (1 to 2 days)

Solid-Core SIP wall panels installed on slab. Open spans, no interior bearing walls needed.

Roof panels or trusses installed (1 to 3 days)

Roof system set on top of wall panels. The local builder handles the complete roof-to-wall connection.

Windows, doors, and exterior metal installed

Shell is now weather-tight, a dried-in, locked building ready for interior finishes.

What Causes the Most Delays

! Permit delays (county reviews can run 3 to 8 weeks in active P&Z counties)
! Concrete crew scheduling in spring/summer (book 6 to 8 weeks ahead)
! Site not ready when crew arrives (see site prep checklist)
! Utility delays, electric extension permitting can take 6 to 12 weeks
✓ SIP shell installation itself is almost never the bottleneck; it's the fastest phase

Missouri Seasonal Build Windows

Best

Spring (Apr–Jun)

Best overall. Mild temps, good curing conditions. Book concrete early; this is peak demand.

Manageable

Summer (Jul–Aug)

Possible but hot. Concrete needs special additives in 90°F+ heat. Crew demand is high.

Excellent

Fall (Sep–Oct)

Excellent window. Good temps, lower crew demand. Target early fall to beat winter risks.

Difficult

Winter (Nov–Mar)

Cold weather slows curing. Heating blankets required. Possible but adds cost and risk.
