What Does a Homestead Shell Include?
The Complete Barndominium Checklist
The #1 question we get through our contact form. Here's the straight answer: what DreamStart designs, how it organizes the project steps, which panels DreamStart quotes for your local builder to buy directly from EPS, and exactly where your finishing team takes over.

“The number one budget mistake I see isn't overspending on the shell. It's underestimating the finish-out. Know exactly where our work ends and yours begins before you write a single number on a spreadsheet.”
John Piazza Norton, Founder, DreamStart Building Company
DreamStart's role is pre-construction planning and documentation: custom drawings, engineering coordinated when your county or lender requires it, readiness guidance, and a handoff package. DreamStart also quotes the EPS SIP panel package price; the local builder you hire buys the panels directly from EPS at that price and sets them. What physically arrives is the panel package: SIP panels, structural support members, metal siding and roofing, and weather-resistant barrier. You contract with the GC separately for on-site assembly; DreamStart is not a general contractor and does not self-perform that labor. What's NOT included: the concrete slab, interior framing, MEP rough-ins, or interior finishes. The shell is your high-performance, weather-tight canvas, roughly 35 to 45% of your total finished project budget. Verify permit and lender requirements with your local authorities.
If you've been researching barndominiums, shouses, or high-performance homes, you've probably seen the term "shell" thrown around quite a bit. Here's the problem: what one builder calls a shell, another calls a bare frame. And what a national steel-building broker calls a "complete kit" usually turns out to be a massive pile of parts dropped on your dirt with zero assembly included.
It's the number one question we get through the contact form at DreamStart Building Company: "Do your pricing breakdowns include finishes like windows, siding, or interior framing?" It's a good question, and the confusion is understandable. When you're planning your budget to build a home, you need to know exactly where the builder's job ends and yours begins.
At DreamStart, we specialize in Homestead Shells built with Structural Insulated Panels (SIPs). DreamStart plans an energy-efficient shell and quotes the panel price; the local builder you hire buys the panels directly from EPS at that price and sets them, so you can finish the inside exactly how you want. Here's exactly what is and isn't included.
What IS Included in Your Homestead Shell
DreamStart handles the pre-construction planning and quotes the EPS panel package. The local builder you hire buys the panels directly from EPS at that price, sets them, and performs the field assembly. Together, these steps result in a structurally sound, weather-tight thermal envelope.

Structural Insulated Panels (SIPs)
The high-performance core of your Homestead Shell. As an EPS Authorized Dealer, DreamStart designs the plans and quotes the panel package price; the local builder you hire buys the panels directly from EPS at that price and sets them. Panels are custom-cut to your floor plan at the manufacturing facility, pre-numbered, and shipped to your site. The panels consist of an insulating foam core sandwiched between two structural OSB facings, delivering strong framing and continuous insulation in one step and eliminating the thermal bridging common in stick-frame construction.
Precision Window and Door Cutouts
Your SIPs are factory-cut to the exact specifications of your floor plan. The rough openings for your exterior doors and windows arrive perfectly sized, perfectly square, and ready for installation.
Essential Structural Support
Depending on your floor plan's spans, your plans call for any structural timber, heavy headers, or engineered trusses needed to carry the roof and keep the home structurally sound.
Classic Exterior Siding & Roofing
The classic ribbed-metal barndominium aesthetic for your exterior siding and roof is included in the baseline shell price. You get a complete, finished exterior without paying extra for it.
Local Builder Assembly to "Dried-In" (Contracted by You)
An independent local general contractor you hire does the erection work: standing the walls, setting the roof, and getting your structure fully dried-in and protected from the elements in 3 to 5 days once your site, panels and builder are in place. You select, contract, and pay that builder directly; the labor is not part of DreamStart's fee. DreamStart is not a general contractor and does not self-perform this work. Our role is the documentation and logistics handoff: the drawings, the panel-delivery plan, and the shell-day logistics, so the GC you've chosen has what they need on site.
Weather-Resistant Barrier (WRB)
A high-quality house wrap (like Tyvek) is applied to the exterior SIP walls, and roofing underlayment is installed on the roof deck to protect the structure from the elements.
(Optional but Recommended) Window & Door Setting
You supply the windows, exterior doors, and garage doors. Your local builder crew can set the ones you provide during shell assembly. Having them handle it means the building is 100% dried-in and securely locked up when the crew leaves the site. This is part of the GC's contracted scope, not DreamStart's labor.
Professional Engineering Drawings
Before a single panel is manufactured, DreamStart works with engineering partners to produce the drawings that drive everything else: SIP panel cuts, anchor bolt placement, structural headers, and permit submittals. The $9,750 design package, including a Walk Your Plans visit to walk your full-size floor plan and make final changes, includes custom drawings you own and can take to any lender or building department.
Access to Funding
Securing a construction loan for a high-performance build can be frustrating with a traditional bank. We provide our clients with access to funding resources and lending partners who actually understand SIPs and Homestead Shells.
What is NOT Included (Your Blank Canvas)
The beauty of a shell build is that it puts you in the driver's seat for the finish-out: hire local subs or put in your own sweat equity.
The Budget Reality: What Percentage Is the Shell?
A high-performance dried-in shell typically represents 35% to 45% of your total project. You invest heavily in a hyper-efficient, structurally superior SIP envelope, and you control the checkbook for the rest.
Once people understand what's included, the next question is always the math. While every project is unique, this rule of thumb holds across the Midwest. For a complete cost breakdown by project size, see our Missouri Barndominium Cost guide.
The Timeline Advantage of a Homestead Shell
Traditional stick-built homes can sit exposed to rain and humidity for weeks or months while the framing inches along. With a DreamStart Homestead Shell, the timeline looks very different.
Once your floor plan is finalized and engineered, the panels are manufactured in a climate-controlled facility. When panels are delivered to your site, the general contractor you've selected and contracted (working from DreamStart's written handoff documentation) can typically stand the walls and set the roof in a matter of days. Your home is dried-in and protected from the weather quickly, so your interior trades can get to work right away in a dry, safe environment.
See the full phase-by-phase breakdown in our interior finishing guide. It picks up exactly where the shell leaves off.

Frequently Asked Questions
Can any local contractor finish the interior of a Homestead Shell?
How do you run electrical wiring in SIP walls?
Do I need a special foundation for a SIP shell?
SIP shells don't require a special foundation type, but they demand extreme precision. The foundation must be perfectly level and square. Key requirements include:
- Precision Leveling: Foundations must be perfectly level and square.
- Dimensional Accuracy: Foundation width should match SIP panel thickness for proper seating.
- Moisture Protection: A capillary break (treated lumber or sill plate gasket) is essential beneath the SIP wall.
- Anchoring: Anchor bolts must be spaced correctly per engineering plans to avoid interfering with panel placement.
- Frost Footers: Required to stop frost heave and provide structural support for the slab edges.

About DreamStart
We used to build barndominiums and homestead shells with our own hands, and that experience is exactly what taught us where the real value lies: in getting the design right, planning the build carefully, and working successfully alongside local builders hired by owners. That hands-on experience helps us prepare clearer planning and handoff materials, but it does not make DreamStart the party choosing your contractor. DreamStart now operates as a pre-construction planner and design advisor, not a builder, general contractor, installer, or construction manager. We produce your custom drawings and documentation, coordinate engineering only when your county or lender requires it, and guide site-readiness and logistics. DreamStart designs the plans, organizes the steps, and quotes the EPS panel price; your local builder buys the panels directly from EPS at that price and sets them. We do not self-perform or include general-contractor labor, excavation, foundations, shell erection, utilities, or finish-out. That work is performed by your local builder and trades you retain, contract, and pay directly. We help you find a general contractor and hold a three-way interview, then hand off a clear written plan. DreamStart does not perform or manage field construction; each owner independently selects, contracts, pays and schedules their contractors. Verify the GC's qualifications, insurance, permit requirements, and lender requirements with the appropriate local authorities and your lender. The plans are yours to keep, even if you build elsewhere.
